Get the issue fixed and deduct the cost from your rent

To deduct the cost from your rental payments:

  • You must hire a qualified professional (licensed, certified, or registered) to fix the issue. They can not be related to you.
  • If your refrigerator, stove, or oven is broken, you can buy an     equivalent replacement rather than hiring a professional to fix it.
  • You can deduct the cost of fixing the issue from your rental payments until it is paid off.
  • If you deduct more than what it actually cost you to fix the issue, you must return the extra rent money within 10     business days.
  • Be careful: If a court finds that a renter is dishonestly deducted rent, they can be evicted and may face serious financial consequences.
